BACK BAY - The 4-BR, 4.5-BA triplex at 163 Marlborough Street has gone from one of the 10 priciest sales listings in Boston to one of its priciest rentals. The rent for the 4,586-square-foot spread is now asking $21,000 a month.
__
WEST CAMBRIDGE - The 3-BR, 3.5-BA Cambridge manse of mild-mannered trial lawyer (and Harvard prof) Alan Dershowitz has hit the market for $3,950,000. The man who repped O.J. Simpson, Leona Helmsley, Mike Tyson and more is retiring to New York; and is unloading the 5,451-square-foot spread at 26 Reservoir Street that he bought back in 1990 for $1.15 million.

__
FENWAY - The five-building, $450 million Fenway Center cleared a major legal challenge this week, paving the way for construction to start on a project likely to include at least 550 apartments, plus commercial and retail space.
__
HUB-WIDE - Our David Bates broke down the hottest condo price points by neighborhood right now. For instance: "In the $600K to $699K price range, sales for South End condos were up 78 percent." And: "In the $700K to $799K range, sales for Back Bay condos were up 70 percent."
